Hardscaping in The Woodlands, Spring and Conroe

Hardscaping in The Woodlands, Spring and Conroe is decided under the pavers. Clay swells wet and shrinks dry. A base compacted in lifts and a drain at the low edge keep a terrace flat in year five.

The ground under it

What hardscaping has to survive on this clay

Beaumont clay lifts wet and drops dry under patios in The Woodlands, Spring and Conroe — Carlton Woods, Grogan’s Mill, Gleannloch Farms the same. Two inches of sand follows that movement. Joints open by the second spring. Crushed concrete or aggregate compacted in lifts, screeded, edged, drained at the low side does not. The base is the part nobody sees. It is the part that decides year five.

Four kinds of hardscape, usually two on one backyard. On sloped lots near Spring Creek the wall is the first line on the drawing.

The four jobs

What we build on that base

Same compacted base under all of them. The finish is what you see. The base is the specification.

What fails

Why patios and walls fail here

Three reasons hardscaping fails on this clay — and the spec that stops it.

01

Pavers on sand over clay

CauseNo compacted base. The first wet winter in The Woodlands heaves the field. Joints open by spring.

FixExcavated, aggregate compacted in lifts, screeded, edge restraint, drainage under the low edge — the standard on the patio page.

02

A wall with nothing behind it

CauseBlock stacked past its rated height with no geogrid and no drain. Water builds after a two-inch rain and pushes the face out.

FixEngineered to the actual height, geogrid where needed, perforated pipe to daylight; the walls page shows the section.

03

A kitchen dropped on a finished patio

CauseGas and drainage cut in afterwards through pavers that were already laid.

FixServices run first, kitchen built into the terrace, as on the kitchen page.

Cost

What decides the number on a hardscape

Access, base depth and a legal outfall decide the work. We write one price after we walk the property.

Tier 01

Paver patios and terraces Specified on site

Concrete pavers on compacted aggregate, edge restraint, drain at the low edge.

Tier 02

Natural stone or travertine Specified on site

Flagstone or travertine on the same base. Tighter joints. Same clay rules.

Tier 03

Retaining walls Engineered to height

By height and stone. Engineered and drained. Engineered and drained to the retained height.

Tier 04

Whole-backyard hardscape Scoped after the visit

Terrace, walls, steps, kitchen and lighting as one build.

A base built properly costs a day more than one that is not, and it is the difference between a five-year patio and a fifty-year one.

Questions

Questions

What will a patio cost?

Pictures of the property help us prepare. The written price is given after we walk the property.

Pavers or poured concrete on clay?

Pavers. Clay movement cracks a slab and the crack is permanent; a paver field on a compacted base flexes, and a heaved paver is lifted and reset in an hour.

Will the wall need an engineer?

Above the block manufacturer’s rated height, yes, and often an HOA wants the drawing. We design to that requirement rather than building without an engineered drawing.

Can a patio that has lifted be fixed?

If the pavers are sound, yes: lifted, the base rebuilt and compacted, drainage added under the low edge, and the same pavers relaid. Sound pavers can be reset. The correct sequence is still to build the base properly the first time.
