What is actually wrong

Three symptoms, and none of them is what the homeowner guessed

A lawn in Sterling Ridge or Gleannloch Farms that is soaked in one corner usually has a sunken head or a cracked lateral, not too many minutes; a dry arc on the far side is a rotor under-pressured because a valve upstream is half-closed; a bill that doubled is a mainline leak nobody can see because the water goes straight down into the clay.     Wet corner, dry arc, high bill, a zone that will not come on. Each points somewhere different before anyone opens a box.

    Run and walk

    Every zone cycled from the controller and walked while it runs, pressure and coverage noted.

    Pressure test the main

    Where the bill says leak and the lawn says nothing, the mainline is isolated and tested.

  4. 04

    Repair

    Heads reset, valves rebuilt, laterals excavated and fitted, wiring traced to the terminal strip.

  5. 05

    Verify and program

    The repaired zone run again and watched, the controller set for the season, the report left with you.

Why is my water bill so high?
