Beaumont clay in The Woodlands, Spring and Conroe takes water slower than a spray head puts it down. A twenty-minute zone sends the last twelve minutes down the drive. The low corner stays soft a week after rain because nothing was graded to move it. Carlton Woods, Sterling Ridge, Creekside Park and Grogan’s Mill sit on that clay. Lots nearer Spring Creek drain faster and need a different clock.

What does a sprinkler system cost in The Woodlands?
A new system by zone count and lot size; a standard suburban lot is scoped on site. A repair visit covers the zone that failed. Head or valve work is written after we run the system.
Why is one part of the lawn wet and another dry?
Almost always a zone that mixes spray heads with rotors, or sun with shade. The zone runs long enough for the thirstiest part and floods the rest. Splitting the zone or matching nozzles fixes it; adding minutes does not.
Will a French drain fix a soggy lawn on its own?
Often not. Surface water sitting because the ground falls the wrong way is a grading problem, and regrading at is cheaper than of pipe. We look at grade first.
How often is the backflow assembly tested?
At installation, then annually in most Montgomery County cities. It is the part of the system that protects drinking water, and it is a short job.
