The ground here
Two to ten acres, half of it trees
Most Magnolia properties came out of pasture or pine plantation, so the ground rolls, the soil changes from sandy loam on the ridges to clay in the draws, and a good share of the lot is woodland nobody has walked in years. The mistake is treating it like a suburban yard scaled up. It is closer to site work: which trees are worth keeping, where the water already goes, where the drive should run, and which few thousand square feet will actually be used.
We flag the trees to keep before anything is cut, shoot the levels across the whole tract, and draw the entry, the outdoor room and the lawn area as one plan under the same design-build method used across the county. Pasture becomes lawn only where irrigation can reach it.

A drive that floods at the low crossing
CauseGravel laid flat across a draw with no crown and no culvert. The first heavy rain takes the middle out.

I had terrible drainage in my backyard. Water would sit in low lying areas, creating lovely mud puddles for my dog to roll around in. Boone’s came and installed French drains, sloped my backyard to flow the water to them, and reinstalled sod.

What does it cost to clear part of a Magnolia lot?
Selective clearing starts near for underbrush, cedar and a handful of marked removals with stumps ground. Whole-tract work on several acres is priced by the acre after a walk-through.
Which trees should stay?
Sound loblolly and any hardwood with a full crown, spaced so the ones that remain get light. We flag them with ribbon before the machine arrives; the ribbons in the photographs above are exactly that.
How do you drain rolling ground without pipe?
Planted swales on grade carrying water to a retention area, and a crowned drive with a culvert at the low crossing. Pipe goes in only where a swale cannot run.
Can pasture become lawn?
Only as far as irrigation reaches and topsoil is restored. Beyond that line it is managed pasture, mown, not fed and watered. Most owners keep a quarter acre of true lawn.
