A mood board is not landscape design in The Woodlands, Spring or Conroe. The DSC cannot stamp it and a crew cannot price it. The plan we draw is surveyed and to scale: drainage falls, wall heights, hardscape base, planting scheduled bed by bed for the soil and light in that bed, materials named. One sheet for the committee. The same sheet for the foreman.

The drawing is where every other landscaping job is decided: the terrace and walls and their base, the drainage run to an outfall, lighting in the same trench, low-water beds where turf is not worth the water. It scales from a front garden to an estate phased across seasons.

Drawn without the fall

CauseA pretty plan with no levels. Built in Spring or The Woodlands, the terrace sits in the low corner and the beds drown in the first wet spring.

One plant list for the whole lot

CauseFull-sun shrubs under pines, clay plants in the sandy bed by the lake. Half of it fails and the design gets blamed.

FixSoil and light read per bed, and the schedule written bed by bed: live oak, yaupon, sedges in shade; muhly, Texas sage, dwarf palmetto in sun.

Rejected by the committee

CauseSubmitted as a sketch. The DSC or HOA sends it back, twice, while the season passes.

Boundaries, house, trees with root plates, existing grades, and where the water goes now.

Master plan

Hardscape, walls with heights, drainage falls and outfall, lawn extent, beds, lighting positions, structures, all dimensioned.

Planting schedule

Bed by bed: species, size, count and spacing, chosen for that bed’s soil, light and water.

Packet and price

The committee submission in its format, and a written price for the build, phased if you want it phased.

Method

From the first walk to an approved plan

Two site visits, a scaled drawing, the committee if the lot is covenanted, then the crew that will build it.

    Walk the property

    How you use the yard, what you see from inside, sun, water, which trees stay. Levels shot. Soil checked at two points.

  2. 02

    Concept to scale

    Rooms, circulation, terrace and lawn extent laid out on the survey, with the drainage solved on the same sheet.

  3. 03

    Materials and planting

    Stone, pavers, lighting and a bed-by-bed schedule, priced as we go so the plan and the budget agree.

  4. 04

    Packet

    Submitted to the DSC or HOA in its format; revisions handled by us; approval before anything is ordered.

  5. 05

    Build, or hand over

    Built by the crew that drew it, with the design fee credited — or a set of drawings you can put out to bid.

What does landscape design cost in The Woodlands?

A full-property master plan is credited against the build when we install. Design and build together: front yard backyard whole property in The Woodlands, Spring and Conroe.

Do you handle the DSC or HOA submission?

Yes. Drawn in The Woodlands DSC or the HOA format, materials and dimensions on the sheet, submitted by us. Allow two to four weeks before stone is ordered.

Can I take the drawings to another contractor?

Yes. You own the plan. It is scaled so another contractor can price it. The design fee is credited only if we build it.

How long does a design take?

Two site visits and two to three weeks to a finished master plan on a typical lot. Estates four to six weeks. Committee review adds two to four weeks.

Why put the drainage on the design?

Because on Beaumont clay it decides where everything else can go. A terrace in the low corner and beds in the wet one are the two most expensive mistakes a pretty plan makes.
